CEDAR BLUFF PLANNING COMMISSION MINUTES

DECEMBER 4, 2006 AT 5:00 P.M.

The Cedar Bluff Planning Commission met in regular session in the Council Room at Town Hall, 3420 Spring Street, Cedar Bluff, Alabama, Monday, December 4, 2006 at 5:00 p.m., pursuant to notice duly posted as prescribed by law. Chairman Herb Sherwin presided and called the meeting to order. Members in attendance were as follows:

Also present was Zoning Enforcement Officer Jimmy Wallace.

Item No. 1: Call to Order

The meeting was called to order by Chairman Herb Sherwin.

Item No. 2: Approve minutes of the November 6, 2006 meeting

A motion was made by Jerry Holt, seconded by Billy Harris, that the minutes be approved as presented. Motion carried (6-0).

Item No. 3: Acknowledge meeting calendar for 2007

The meeting calendar for 2007 was acknowledged

Item No. 4: Discuss making changes to the Cedar Bluff Zoning Ordinance.

Chairman Sherwin called upon Code Enforcement Officer Jimmy Wallace to explain in detail the items listed for discussion.

Mr. Wallace furnished the Commission with a sample document of what he felt should be changed in the R-2, Medium Density Residential Zoning District to control campers and recreational vehicles.

After a lengthy discussion, a motion was made by Jerry Holt, seconded by W K Summers, to advertise for a public hearing to be held on January 2, 2007 to amend the zoning ordinance, Section 7, R-2, Medium Density Residential Zoning District to allow campers and recreational vehicles (only if lot does not have enough area above Alabama Power Flood Easement line to build a house on). Rules and Regulations of the LR Lakefront Recreational Zone will apply. Motion carried (6-0)

Item No. 5: Consider appointment of new officers for 2007.

A motion was made by W K Summers, seconded by Jerry Holt, to retain the same officers for 2007 (Herb Sherwin, Chairman; Harlan Starr, Vice Chairman; DeLana Martin, Secretary). Motion carried (6-0).

Item No. 6: New Business

In New Business, Zoning Enforcement Official Jimmy Wallace requested the Commission research the procedures for granting variances and determine if hardship cases should be allowed.

Item No. 7: Adjournment

There being no further business to come before the meeting, a motion was made by W K Summers, seconded by Billy Harris, that the meeting be adjourned (5:50 p. m). Motion carried (6-0).
