CEDAR BLUFF PLANNING COMMISSION MINUTES

MAY 7, 2007 AT 5:00 P.M.

 

The Cedar Bluff Planning Commission met in regular session in the Council Room at Town Hall, 3420 Spring Street, Cedar Bluff, Alabama, Monday, May 7, 2007 at 5:00 p.m., pursuant to notice duly posted as prescribed by law. Chairman Herb Sherwin presided and called the meeting to order.  Members in attendance were as follows:

Also present was Zoning Enforcement Officer Jimmy Wallace.

 

Item No. 1:                                                       Call to Order

 

The meeting was called to order by Chairman Herb Sherwin.

 

Item No. 2:                                                       Approve minutes of the April 2, 2007 meeting

 

A motion was made by Leatha Harp, seconded by Billy Harris, that the minutes be approved as presented.  Motion carried (5-0).

 

Item No. 3:                                                       Public hearing and consider rezoning certain property located on CO RD’s 597; 606; 625; and 904 from “R-2” Medium Density Residential District to “RR” Rural Residential District.

 

            Chairman Herb Sherwin, declared a public hearing open to discuss the rezoning of property located on County Roads 597; 606; 625; and 904 from ‘R-2” Medium Density Residential District to “RR” Rural Residential District..

            The size of the lots were discussed and it was noted by Zoning Enforcement Officer Jimmy Wallace that the required lot size in “RR” is a half (1/2) acre and that each of these lots meet those requirements.

            No persons appeared for or against the rezoning and the public hearing was closed.

A motion was made by Leatha Harp, seconded by DeLana Martin, to recommend approval for the rezoning to the Town Council.  Motion carried. (5-0)

 

Item No. 4:                                                       Public hearing and consider rezoning certain property located on Rosemary Lane from “R-2”, Medium Density Residential District to “RR” Rural Residential District.

            Chairman Herb Sherwin declared a public hearing open to discuss the rezoning of property located on Rosemary Lane from ‘R-2” Medium Density Residential District to “RR” Rural Residential District...

            The size of the lots were discussed and it was noted by Zoning Enforcement Officer Jimmy Wallace that the required lot size in “RR” is a half (1/2) acre and that each of these lots meet those requirements.

            No persons appeared for or against the rezoning and the public hearing was closed.

A motion was made by DeLana Martin, seconded by Billy Harris, to recommend approval for the rezoning to the Town Council.  Motion carried. (5-0)

 

Item No. 5:                                                       Old Business.

 

            There was no Old Business to be considered.

           

Item No. 4:                                                       New Business

 

            In New Business, Chairman Sherwin asked the Commission to consider amending the Zoning Code to restrict future mobile homes from being in “R-1” Low Density Residential District.

An action item was given to Debbie Shaw to research land records for the owner or guardian of property located on Hwy 9 (across from the Country Store).

Chairman Sherwin also took an action item to determine the FEMA requirement for mobile homes.

Chairman Sherwin asked the Commission to consider adopting some criteria for commercial building plans and landscaping.  He advised he would like for the Planning Commission to be allowed to review and consider commercial building applications before building permits are issued.

Mr. Sherwin also advised he had attended a Planning session in Huntsville on May 3, 2007 and advised he would like for other Commission members to attend similar sessions in the future.  He also inquired about reimbursement for the classes by the Town.

At this time, Zoning Enforcement Official Jimmy Wallace asked the Commission to consider limiting the number of campers (recreational vehicles) allowed on a lot.

There being no further business to come before the meeting, a motion was made by DeLana Martin, seconded by Leatha Harp, that the meeting be adjourned (6:06 p. m).  Motion carried (5-0).
